Robin and Sue East, Bicester

Background:
Robin and Sue’s house had been on the market for 3 years, with 3 different agents, and their house sale was all that stood between them and a new life in France.
Sam uncovered some serious gaps in the service being provided by their current agent, and placed them instead with a much better alternative agent.  They also spent £3,000 on the property, with Sam’s close guidance, to ensure it was looking its best.  The £850,000 price tag, Sam felt was entirely achievable, despite most of the local agents’ advice to the contrary.  In fact, Robin had been about to drop the price by £50,000, but instead commissioned Sam’s Sale Accelerator service – just in the nick of time!

Allen and Lynne Hope, Milton Keynes

Background:
Allen and Lynne’s children have grown up and left home, leaving them rattling around a little, so they decided to downsize and enjoy their capital.  However, their very unusual 1960s house had not achieved the interest they were hoping for, and after two years, and two agents, they were feeling understandably very despondent. 
Sam recommended a three pronged attack:  1. to use an agent Sam had worked with before, 2. to change the use of two of the rooms, and 3. to put the price up by £40,000!  With some trepidation, they followed her advice to the letter.  And were they glad they did!

Dave and Amy Stone, Worcester

Background:
Dave and Amy’s modern house had been for sale for a year and they were fed up.  After they had carried out some minor changes to the house, they were ready to use Sam’s recommended agent.  The new agent really pulled out all the stops, and generated more viewings in the first week than they had had in the previous six months!  Within 2 weeks, Dave and Amy accepted an offer at just below the asking price, and were finally able to buy the new home they really wanted.

David and Heather Holmes, Guildford

Background:
David and Heather were re-locating from Cambridge to Guildford, where both had been offered jobs.  After two months, their current agent had only generated 3 viewings, and no offers, and their new employers were becoming impatient. Frustrated at the lack of progress, they contacted Home Truths to get some advice. Sam quickly realised that their agent was not skilled enough at selling their calibre of property, nor were they familiar enough with the village.  Her action plan included using two complementary agents, improving the presentation of the house, and helped to produce a beautiful glossy brochure to show the property at its very best.  This significantly improved the interest in the house, and things moved pretty quickly from then on.

Chris and Leanne Brown, Chichester

Background:
Chris and Leanne and their baby son had long had the dream of moving to Cyprus to start a new life.  After over a year on the market, they were beginning to think that no one would ever want to buy their lovely black and white cottage, and asked Sam to come take a look at it.  Sam changed the agent, improved the brochure, suggested some moderate changes in the house – and put the price up!  She felt that the £240,000 asking price was in danger of undervaluing the house and encouraging low offers, and gave it a confident price tag of £250,000.  Over the next 4 months, the cottage sold 3 times, all at £240,000 or more, and each time fell through due to various unfortunate reasons.  Just when Chris was tempted to drop the price again, a buyer came along and offered £230,000.  With help from Sam, they eventually agreed a sale at £239,000.  Chris and Leanne are absolutely delighted and are at last making plans to go to Cyprus.
